31 BOND STREET
31 Bond Street is a project involving the gut renovation and restoration of an 1893 mercantile building in Noho. The original project brief called for its conversion to 5 residential units of approximately 5,000 SF each. This scheme was fully documented, re-zoned, permitted, and bid in 2015 & 2016. As the high-end residential market began to soften in Manhattan, the owner shifted their business plan to convert the building to commercial use.
The project, now complete, involved a thorough restoration of the ornate masonry facades, all new windows, a new elevator and fire stair. Mechanical, electrical, and plumbing systems were completely replaced, and the upper floors have been built out to an open plan configuration for the new tenants. Our approach to the interiors exposed the historic structural timbers and brick and contrast these elements with new glass and plaster partitions that are detailed in a clean lined contemporary expression. The contrast yields a bright airy result.
